TSA Architects, p.l.l.c. provides Total Development Solutions through partnerships with clients and communities. Our firm is dedicated to the concept of delivering development services, not just pretty pictures. In today's increasingly complex matrix of financial, regulatory, and technical constraints, clients need problem solvers. We recognize that the best looking design means nothing if it cannot be approved through the bureaucracy and built within a financially feasible budget.
The viability of future development projects will depend more than ever on the ability to form an effective team of experts to address the many distinct, yet interdependent, issues. Rekindling the Architect's traditional leadership role as "master builder", we have brought together a wide array of development expertise to complement and support the design process. We have developed and continue to develop a network of critical problem solvers in associated areas such as marketing, environmental engineering, and construction. It is absolutely imperative that the critical development issues are discovered early on, and that they become part of the overall design program. Nothing is more devastating to a development project than last minute financial land mines.
The firm's two principals, Steve Thomas and Kent Smutny are licensed architects registered in the states of Washington, Oregon and Alaska. The office is staffed with professionals possessing analytical tools from a variety of development-related fields, ranging from regulatory management, to value engineering, to feasibility/financial analysis, as well as the traditional architectural and planning skills. We at TSA are a broad and flexible team of problem solvers that can assure you of more than just a handful of pretty pictures. We deliver solutions.

AIA Seattle - The American Institute of Architects (AIA) Seattle provides the architectural community with resources and relationships to make a difference through design.
Master Builders Association - The Master Builders Association of King and Snohomish Counties (MBA) was founded in 1909 by a group of Seattle builders who saw a need to unite to address the many concerns and issues affecting the housing industry.
National Association of Home Builders - The National Association of Home Builders (NAHB) exists to represent the building industry by serving its members and affiliated state and local builders associations. To achieve an overall mission of member satisfaction, NAHB concentrates on the following goals:
- Balanced national legislative, regulatory, and judicial public policy.
- Public appreciation for the importance of housing and those who provide it.
- The premier resource for industry information, education, research, and technical expertise.
