611 Highland is a six level infill residential development with 19 luxury apartment homes. The design is two residential blocks separated by a private, landscaped courtyard with a secured parking garage below. The homes terrace up to the west, providing private balconies and expansive views to Lake Union and Capital Hill to the east.

Completed Projects: Heron Watch Completed Projects: Parkside @ 95 Burnett
Heron Watch was the first phase and Osprey Landing the second phase of a two phase 12 unit beach front condominium development. The 6 residential flats in each building have full waterfront views to Alki Beach and Northwest to Puget Sound. The exterior design is reminiscent of east coast shingle style with natural cedar shingles, broad white trim and metal roofs. Parking is in a below building secured garage.

Parkside at 95 Burnett is an urban infill development located in downtown Renton's renewal area in the vicinity of the new Metro transit station. The site borders a park to the West which serves as a promenade connecting the renewed downtown core to the river walk just to the North. The Cliffs Condominiums project is located in downtown Des Moines near Des Moines Beach. The site is perched on a bluff with uninterrupted views to the West of the Sound. The use of shingles lends itself to the beach location. The articulation of the building makes it feel smaller which is in keeping with the scale of a beach community. The three story building is built over basement level parking.

Chateau de Ville is a condominium project located in downtown Renton where a great deal of redevelopment has occurred in recent years adjacent the new Renton Transit Center and the new downtown Renton Piazza. This building is designed around the client's program to give the building a French Chateau appearance. The entry into the building is set back from the street and accessed through a formal landscaped courtyard. The condominium units sizes range from 650sf one bedroom units to two bedroom units of approximately 1100sf.

Completed Projects: Georgetown Lofts Completed Projects: Casino Road
This project is located in the Georgetown area of Seattle. Set on a lot of only 6251 sf the project provides dense urban townhouse style living with two units having traditional street facing orientation onto Corson Avenue South and the other three units grouped around an interior courtyard. Parking for the townhouses is directly off the alley thus creating a complete separation between outdoor living spaces and vehicles to the rear of the site. Individual units are characterized by an open industrial type aesthetic with interior finishes selected to reinforce that type of hard edged minimalist architecture.

The Casino Road Apartments is made up of five buildings containing a total of 92 flats. Two different building types are used. A three story 24 unit building is used in flat areas of the site and a two story daylight type 10 unit building is used to take up grade in the sloped areas of the site. Unit types range in size from 800sf 1 bedroom units to 3 bedroom units with just over 1100sf. Completed Projects: Shumway 10 Completed Projects: St. Helens Ave. Apts.
Shumway 10 is a Planned Unit Development on the site of the old Shumway Mansion in the Juanita Beach area of Kirkland. The site was planned to cluster housing so as to not block views into the site of the mansion. Stream and wetland issues also added to the site design constraints associated with this project. The townhouses are designed to be sympathetic to the historic mansion through similar use of building forms and materials.

The St. Helens Avenue Apartments is an urban infill project located in downtown Tacoma. The confined site is bound on three sides by city streets and a fourth side by a historic residential structure. These confines dictated a design that took full advantage of the small site footprint while being sympathetic to the adjacent historic structure. Heavy use of modulation, traditional forms and materials helps the building fit into the historical surroundings.
